PMI James River is a full-service residential property management company serving Richmond, Henrico, Chesterfield, and Hanover. Locally owned and independently operated, we combine hands-on knowledge of the Greater Richmond rental market with the proven systems of Property Management Inc., a nationally recognized franchise with more than 20 years of industry experience, 400+ offices, and billions in assets under management.
We help rental property owners manage the details that affect performance, risk, and day-to-day peace of mind. Our services include property marketing, resident screening, lease management, rent collection, maintenance coordination, and clear financial reporting.
Our systems give owners real-time visibility into their investment, while residents have 24/7 online access for maintenance requests, payments, and communication. Whether managing a single-family home, townhouse, condo, or multi-unit rental property, PMI James River brings structure, responsiveness, and careful oversight to every property we manage.
Johnny Wilson is a licensed real estate agent serving the Greater Richmond area. As an active rental property investor himself, Johnny brings a practical understanding of what property owners need: clear communication, careful oversight, reliable systems, and a management approach that protects both the property and the owner’s long-term interests.
Raised in his family’s international building hardware business, Johnny developed an early interest in real estate, buildings, and the details that make properties function well. Before launching his career in property management, he led scientific projects and workshops for the World Bank, United Nations, and multiple federal and state agencies. That background shaped his analytical, detail-oriented approach to managing risk, solving problems, and building dependable systems.
Johnny’s property management philosophy is simple: protect the owner’s investment, treat residents with respect, and handle the details before they become bigger problems. His work focuses on reducing stress for property owners while supporting strong rental performance, clear documentation, and long-term property care.
When he’s not working, Johnny enjoys rugby, traveling internationally, birding, and exploring nature with his family.
Patti Robertson brings more than three decades of real estate investing, brokerage, and property management experience. Since purchasing her first rental property in 1993, Patti has built deep practical knowledge across rental ownership, flipping, wholesaling, and managing properties for other investors. She became a licensed broker in 2010 and is known for transparent communication, investor-focused guidance, and strong operational standards.
Patti is also an active leader in the real estate community. She is a Lifetime Board Member and Past President of the Tidewater Real Estate Investors Group, an educator and Advisory Board Member for Rent Ready Norfolk, and the founder of the Hampton Roads Landlord Association. Her experience includes extensive work with Section 8 housing and landlord education.
Lesley supports PMI James River with administrative coordination, communication, maintenance, and operational support.
Florie supports PMI James River with administrative tasks, communication, and operational support.
William, a DPOR licensed RBC contractor, balances compeditive pricing with quality while taking care of most of our day-to-day maintenance tasks.
