Can you hold a place before I apply?
Because our properties rent quickly, we’re unable to hold a unit until the lease is signed and move-in payments are received. We encourage you to apply as soon as you're ready to move forward. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Typically, we only require the first month's rent, the security deposit, and any applicable move-in fees. If you have questions about your specific situation, our leasing specialist will be happy to assist you. -
How old do you have to be to apply?
You must be at least 18 years old to apply. Anyone under 18 cannot apply as a leaseholder but may reside in the home as a household member if included in the application submitted by an adult. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided the terms of the lease are met. This includes returning the property in good condition, minus normal wear and tear. Any deductions will be itemized and explained in your final move-out statement. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet certain qualification criteria—such as income requirements, credit score, or rental history. If a cosigner is needed, they must also submit a full application and meet our screening standards. -
You have a property I want to rent. How do I apply?
Great! To apply, simply visit the "Homes for Rent" section on our website, find the property you're interested in, and click the Apply Now button on the listing page. If you have any questions during the process, our team is here to help! -
How do I pay rent?
Rent is paid securely through your online resident portal. You can set up one-time or recurring payments. We recommend enabling automatic payments to avoid late fees. -
I want to get a pet. What should I do?
Before bringing a pet into your home, please review your lease and pet policies. Many of our properties are pet-friendly, but restrictions, fees, or additional documentation may apply. All pets must be screened and approved prior to move-in or addition to the household. -
I want to move out, but my roommate wants to stay. What should I do?
Please contact our office as soon as possible so we can guide you through the process. In most cases, the remaining roommate will need to qualify on their own; everyone will need to sign a roommate release form, while the remaining roommate will need to sign a new lease or lease amendment. All roommates remain responsible for the lease until this process is complete and approved. -
My lease expiration is coming and I want to move out. What should I do?
Please provide written notice of your intent to move out according to the timeline outlined in your lease—typically 30 or 60 days before your lease ends. Once we receive your notice, we’ll provide move-out instructions to help ensure a smooth transition. -
Who is responsible for paying for repairs & maintenance requests?
We typically handle most standard repairs and maintenance at no cost to you. However, residents may be responsible for consumable items (like light bulbs or air filters), as well as any damage caused by misuse, neglect, or unauthorized alterations.
