If you see a cockroach in your Richmond rental, start by looking at the pattern. One large roach near an exterior door can be a different situation from repeated smaller roaches around a kitchen or bathroom.
Clean up food and water sources, use sticky monitors to see where activity is occurring, and use a ready-to-use cockroach bait when appropriate. You can also check the immediate accessible area for a simple entry point or moisture source.
If reasonable household steps do not resolve the activity, the problem returns or continues, or you cannot proceed safely, submit a maintenance request through the PMI James River resident portal.
Start With What You Are Seeing
Take a clear photo if possible and note where you saw the cockroach and its approximate size.
Virginia Tech notes that several cockroach species occur around Virginia housing. They range from relatively small German cockroaches to much larger American cockroaches. Outdoor wood roaches can also occasionally wander indoors without establishing themselves in the living space.
A single large roach near a door, window, garage, or other exterior access point may therefore be an occasional visitor. Repeated smaller roaches around kitchens, bathrooms, cabinets, or appliances are a different pattern worth monitoring more closely.
Other signs can include egg cases, shed skins, dead cockroaches, and dark spotting around areas where cockroaches are active.
Remove Food, Water, and Hiding Places
- Clean crumbs, food spills, and cooking grease.
- Wash dishes rather than leaving food residue overnight.
- Store pantry food and pet food in closed containers.
- Keep trash contained and remove food waste regularly.
- Avoid leaving pet food out overnight while activity is occurring.
- Reduce unnecessary cardboard, paper, and similar clutter around the affected area.
Wipe up ordinary standing water and look for an obvious drip or condensation in the same accessible area.
If cockroaches are appearing near a sink, tub, or floor drain that is rarely used and the fixture is otherwise draining normally, run water briefly. An infrequently used plumbing trap can dry out and provide an entry route for some cockroaches.
Use Sticky Monitors and Cockroach Bait
Sticky cockroach traps are useful for showing whether activity continues and where it is concentrated. Virginia Tech notes that they are monitoring tools rather than the entire control method.
Place ready-to-use sticky monitors along edges where cockroaches are likely to travel, such as against a wall near the sighting, inside an accessible cabinet corner, under a sink, or near the edge of an appliance without moving the appliance.
Keep monitors where children and pets cannot reach them and check them regularly.
If activity continues, a ready-to-use household cockroach bait station or gel labeled for the location is a reasonable next step. Place bait near the areas where sightings or sticky monitors show activity and follow the product label.

Cockroach bait is not instant. Leave it available for the time directed on the label and replace or refresh it when directed or when it dries out.
Do not spray aerosol or liquid insecticide around active cockroach bait. Sprays can repel cockroaches from the bait.
Skip total-release foggers and bug bombs as a household first-line response. Virginia Tech notes that foggers often fail to reach the cracks, crevices, and sheltered areas where cockroaches hide.
Check the Accessible Area for an Entry Point or Moisture
Take a quick visual look around the area where cockroaches are appearing. Check visible baseboard and cabinet edges, plumbing penetrations, door sweeps, windows, and screens.
If you see a tiny accessible opening that can be temporarily blocked with a simple removable material without damaging the property, you can block it.
Do not remove trim, open walls or cabinets, move heavy appliances or built-in components, enter concealed spaces, or make a permanent building repair.
If you notice an obvious damaged screen, door gap, leak, condensation problem, or opening that needs repair, take a photo and include it with a maintenance request if the activity continues.
If the Cockroaches Keep Coming Back
If reasonable cleaning, monitoring, baiting, and simple exclusion do not resolve the activity, the problem returns or continues, or you cannot proceed safely, submit a maintenance request.
