The sequence will depend on the property. The objective is the same: stable management with clear records, clear authority, and clear decision points.
How We Will Work Together
Once management begins, routine resident communication, maintenance coordination, documentation, and accounting move through our management process. You retain responsibility for the major decisions that shape the investment, including long-term goals, significant improvements, material expenses outside your approval authority, and choices reserved to you under the management agreement.
You do not need to follow every resident message, vendor scheduling change, or routine work order. You should expect clear information when a material decision is needed and reliable records that show what has happened with the property.

Please ask questions early when something is unclear. A specific question about a charge, repair, statement, approval, or next step is easier to resolve than a concern built on incomplete information.
