A window problem can involve the track, sash, lock, crank, balance, screen, glass, or moisture. Start by identifying how the window normally opens and what it is doing differently now.
If the Window Is Stuck or Will Not Fully Close
Look for loose dirt, leaves, insects, paint chips, or other small debris in the accessible sill or track. Wipe or vacuum the debris away and test the window gently.
Make sure the sash is fully seated in its normal position before trying the lock.
Stop if the sash is visibly crooked, requires substantial force, or still binds after simple track cleaning. Do not pry it open, scrape painted surfaces, remove the sash, or begin adjusting hidden balances or rollers.
If the Window Will Not Stay Open
Do not prop a heavy sash open with an unstable object. A window that drops, will not support itself, or moves unevenly can have a balance or support-hardware problem that needs service.
If the Window Will Not Lock
Close and seat the window normally before operating the latch. Do not use the lock to pull a sash into position when it does not otherwise close correctly.
If the opening cannot be secured, say that clearly in the maintenance request.
If a Casement Window Crank Is Not Working
Use the crank with normal hand pressure only. If it spins without moving the window, binds, or the sash stops partway, stop rather than cranking harder.
Do not remove the operator or hinge hardware.
If the Screen or Glass Is Damaged
Photograph a torn or damaged insect screen if service is needed. Remember that an insect screen is not designed as a security or fall-prevention barrier.
If glass is cracked or broken, keep people and pets away from loose or sharp pieces. Do not remove large pieces or attempt to reglaze the window.
If You See Condensation or Fog
The location of the moisture matters.
Room-side condensation: Moist indoor air can condense on colder glass. Wipe up standing moisture, use bathroom exhaust during showers, use kitchen exhaust during moisture-producing cooking, and use a dehumidifier when appropriate if indoor humidity remains high.
Exterior condensation: Moisture can also form on the outdoor surface because of outdoor temperature and humidity conditions.
Fog between panes: Moisture trapped between panes of insulated glass is different. It can indicate failure of the insulated-glass seal and should be photographed and reported.
If the Window Problem Continues
Submit a request through the PMI James River resident portal. Include whether the window is stuck open or closed, whether it stays open, how the lock or crank behaves, the condition of the screen and glass, and where any condensation appears.
